Our goal when selecting furniture is to select pieces that are beautifully designed, reasonably priced and great quality. We source from manufacturers we know and trust - manufacturers who stand behind the quality of their products.

FURNISHING TIERS

TIER 1 - Mass Produced Retail

3-5 Year Investment

These are pieces you’d find at retailers like Crate & Barrel, West Elm, or Rejuvenation. Materials tend to be more economical, such as thin veneers and less durable surfaces. Lead times range from in stock to 8+ weeks. We like to use this tier as filler pieces (accessories, table lamps, side tables, pillows) or for in low-use spaces.

TIER 2 - Quality Retail & Semi-Custom

7-10+ Year Investment

These are quality furnishings found in designer-only showrooms and higher-end retailers (such as Restoration Hardware, Arhaus, and Design Within Reach). These products focus on craftsmanship and finishing details, offering a range of custom options. Lead times range from 8–16+ weeks. We like to use this tier for everyday used products (sofas, coffee tables, lounge chairs, dining table, dining chairs, rugs, hardwired lighting).

Our recommended, minimum product costs below are a combination of Tier 2 (for everyday used products) and Tier 1 (for filler pieces).

TIER 3 - Custom & Designer

15+ Year to Lifetime Investment

These pieces are heirloom quality and are sourced through specialty fabricators and designer-only showrooms. Fully customizable and crafted with expert detail, they’re made from exceptional materials. These are typically natural & handmade materials as well as the ability for a piece to be later refinished, reupholstered, and repurposed. Lead times range from 16–20+ weeks. We like to use this tier everyday used products (sofas, coffee tables, lounge chairs, dining table, dining chairs, rugs, hardwired lighting).
